Reach & Wash Window Cleaning: What It Is and Why It's Better

The pure-water reach-and-wash system has replaced ladders and squeegees on most UK commercial contracts. Here's exactly how it works and why it's safer, cheaper and cleaner.

Reach-and-wash window cleaning uses ultra-pure filtered water pumped through a telescopic carbon-fibre pole with a soft brush on the end. The operator stays safely on the ground while cleaning windows up to 20 metres high. Because the water contains zero minerals, it dries streak-free with no soap or squeegee needed. It's now the standard for commercial window cleaning across the UK.

How the pure-water system actually works

    1. Mains water is passed through a 3-stage filter (sediment → carbon → reverse osmosis).
    2. The output goes through a de-ionising resin, stripping every remaining mineral.
    3. The result is 0 ppm ("pure") water with a strong attraction to dirt on the glass.
    4. Water is pumped up the pole, brushed onto the frame and glass, then rinsed off.
    5. The glass dries in the air with no spots, streaks or watermarks.

Why it's better than ladders and squeegees

    • Safety: no ladders means no working at height under HSE WAHR 2005 restrictions.
    • Reach: cleans up to 20m from the ground — no MEWP or cherry picker for most 4-storey buildings.
    • Better clean: frames and glazing bars get cleaned every visit, not just the glass.
    • No detergent residue: pure water doesn't leave the soap film that attracts dust in 48 hours.
    • Faster contracts: 30–50% quicker than traditional method, passed on in lower prices.
    • Zero drips on cars, shopfronts or pedestrians below.

When reach-and-wash is (and isn't) the right choice

Reach-and-wash is ideal for office blocks, schools, retail parks, hotels, residential blocks and any building up to about 6 storeys. For anything taller, or windows recessed behind balconies and canopies, we combine it with cherry picker access or abseil. Interior windows still use the traditional squeegee-and-scrim method — pure water isn't ideal indoors.

How often should reach-and-wash be scheduled?
